This is a new-build residential development located in a seafront area, conceived as an efficient housing solution that integrates social housing, controlled-rent housing and market-rate homes within a single complex, promoting coexistence and residential diversity.
The proposal presents volumetric solutions and an analysis of the coexistence between the different housing typologies and tertiary uses. The layout is organised according to function, placing the market-rate units in the most valuable areas of the building. Particular attention is also given to meeting parking requirements, a key factor in the organisation and feasibility of the residential complex.
Functional Programme
This is a new-build development comprising 124 dwellings distributed across two building volumes (74 dwellings on plot 6.1 and 50 on plot 6.2), with an underground car park providing 145 parking spaces for cars, 62 motorcycle spaces and 124 storage units. The building is located within the PMU sector in Mataró, in the Maresme region. The project consists of two residential volumes, a large landscaped green area and a low-rise body, accommodating a total of 124 two- and three-bedroom dwellings.The linear block contains a total of 50 dwellings: 23 market-rate homes, 15 controlled-price homes and 12 social housing units, one of which is fully accessible. The tower comprises 74 dwellings, all of them market-rate homes.All dwellings feature generous balconies or terraces in the case of the ground-floor units, as well as spaces intended for personal and general storage.
Open green spaces
Both the roof of the linear block and that of the tower are intended as private terraces for the dwellings directly below. In addition, the development incorporates a dedicated ground-floor commercial volume facing Passeig de la Marina. The shared outdoor spaces have been designed to enhance residents’ quality of life, offering green areas and outdoor leisure activities. The landscaped garden includes a swimming pool, solarium, play area and green spaces. Internal pathways are fully accessible and provide access to both buildings. At the centre, a paved platform accommodates the swimming pool, protected by a controlled perimeter when used by children. The proposal also includes the planting of several trees to provide privacy while offering shade during the hottest days of the year.
