The Nodis Girona residence forms part of a new generation of student accommodation developments aimed at addressing the growing demand for housing in major university cities. Located in Girona, the residence provides 306 new places and helps to expand the currently limited supply available in the city. The project is part of the expansion plan of Grupo Moraval, together with its specialised operator Nodis, with the aim of improving the availability of student accommodation and creating residential spaces adapted to the current dynamics of university life.The residence is housed in a building of seven storeys above ground and one basement level, with a total constructed area of 6,233 m² on a 2,500 m² plot. Of this total, 1,485 m² are allocated to communal areas and landscaped outdoor spaces, reinforcing the collective character of the project.

Architecture designed for student life

The building has been conceived as a contemporary and functional environment, where architecture and design combine to support both study and communal living. The scheme incorporates a range of shared spaces, including study areas, a gym, leisure zones and social spaces, which complement the private areas and encourage interaction among residents, creating a well-rounded residential experience. From an architectural perspective, the project is organised around a compact volume with two vertical cores connected by a central corridor that provides access to the rooms, which are located along both façades. All rooms benefit from natural light and ventilation, with direct views to the outside. The ground floor is arranged into two distinct areas: one dedicated to student access and the residence’s communal spaces, and another reserved for commercial use. The formal approach responds to the need to integrate the building into its urban context, while optimising natural lighting and ventilation conditions within the interior spaces.

In terms of the construction system, the structure is composed of concrete columns and slabs, allowing for an efficient floor layout and greater flexibility in the internal distribution. The building envelope, with an approximate façade area of 3,500 m², is designed using an external thermal insulation system (ETICS), which helps to minimise thermal bridging. A differentiated colour scheme has been proposed for the various orientations: the main façade adopts a more sober and urban character, while the rear façade presents a more dynamic and colourful composition, combining different tones. This strategy contributes both to the visual identity of the development and to its energy performance. The choice of materials seeks to balance durability, maintenance and aesthetic coherence with the immediate surroundings.

Flexible typologies and bespoke design

The residential units are organised into different typologies designed to accommodate a range of student lifestyles. The residence offers individual studios with private bathroom and kitchen, as well as two-bedroom apartments with shared bathroom and kitchen, known as the “twodio” typology. The building has a total capacity of 306 beds, distributed across 150 double rooms and 6 accessible rooms, ensuring universal accessibility throughout the development. All furniture has been custom-designed, prioritising functionality, comfort and a contemporary aesthetic that reinforces the project’s identity. In terms of the internal layout, the units are arranged according to principles of habitability and spatial efficiency, allowing for maximum use of the available floor area. The organisation of circulation and access supports both the independence of each unit and its connection to the communal areas.

Strategic location within the city

Located at Avinguda Josep Tarradellas i Joan 15, the residence enjoys a strategic position within Girona, with good connections to the main university facilities and the city centre. This location provides easy access to transport, services and cultural spaces, making the building a key reference point for student life in the city. The building’s placement on the plot responds to compliance with the volumetric arrangement defined by urban planning regulations, creating an appropriate transition between the public realm and the residential environment. Considerations such as urban scale and the relationship with neighbouring buildings have been taken into account to ensure a balanced integration within its surroundings.

With an architecture focused on spatial quality and the wellbeing of its residents, Nodis Girona reflects the design team’s commitment to creating contemporary residential environments. The project proposes a model of residence that combines functionality, comfort and community, adapting to new ways of living and studying in the urban context. From a sustainability perspective, the building incorporates energy capture systems such as solar panels, centralised climate control systems, and automated management of installations. It features state-of-the-art equipment designed to optimise energy consumption while enhancing user comfort.
